Primary market sales rose as inventory fell

The one fact that changes what you should do right now: fewer homes are competing with yours. The Real Estate Data Aggregator counted 3,615 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 23.9% from the same period a year before. Less competition means a well-priced home stands out more.

At the same time, buyers kept moving. The Real Estate Data Aggregator counted 2,446 homes sold across the Primary market in the three months ending August 31, 2026. That is up 13.1% from a year before. More sales and fewer listings together mean sellers face less competition, not more.

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million in September 2026. That shows buyers are still active across the country. Here in the Primary market, the numbers tell a similar story, with sales up and supply tightening.

Rates are a real factor right now

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is not a small number. It shapes what buyers can afford, and it shapes how you price. Homes that are priced right are still selling. Homes that are not are sitting.

How each ZIP code looked

The story varied a lot by ZIP code in the three months ending August 31, 2026. Some areas moved quickly. Others took much longer. Here is a look at median days on market and median sale price across the market, as counted by the Real Estate Data Aggregator.

A few ZIP codes worth noting

ZIP 34104 saw the biggest price gain. The Real Estate Data Aggregator put the median sale price there at $440,000, up 25.7% from a year before. Days on market fell 18 days shorter to 68 days. Buyers moved faster and paid more.

ZIP 34110 showed the second-largest price jump. The Real Estate Data Aggregator counted a median sale price of $867,500, up 39.9% from a year before. Days on market fell 26 days shorter to 99 days. That is a meaningful shift in pace.

ZIP 34108 told a different story. The Real Estate Data Aggregator put the median sale price at $1,000,000, down 13% from a year before. Sales still rose 34.2%, and inventory fell 28.9%. More buyers came in, but at lower prices. Not every gain looks the same.

ZIP 33967 was the fastest-moving area. The Real Estate Data Aggregator counted a median of just 55 days on market. More than a quarter of homes there went under contract within two weeks of listing, at 27.7%. Buyers in that ZIP are not waiting.

Months of supply tells you how tight each area is

Months of supply measures how long it would take to sell every home currently listed, at the current pace. Below 6 months generally favors sellers. Above 6 months generally favors buyers. The Real Estate Data Aggregator shows a wide range here.

ZIP 34102 sits at 7.5 months of supply, the only ZIP above 6 months. That means buyers there have more room to negotiate. ZIP 34119 and ZIP 33928 are at 3.4 months each, the tightest in the market. Sellers in those areas are in a stronger spot.

What this means for you

Inventory is down sharply across the Primary market. Sales are up. That combination gives sellers more room than they had a year ago. But the 30-year rate at 7.40%, as reported by Freddie Mac, is still pressing on buyers' budgets.

Homes that are priced to match what buyers can carry are moving. The Real Estate Data Aggregator shows pending sales across the Primary market at 2,299, up 5.6% from a year before. Buyers are still making decisions. They are just being careful about price.

In short
  1. The three months ending August 31, 2026 brought more sales and fewer listings to the Primary market.
  2. The Real Estate Data Aggregator counted 2,446 homes sold, up 13.1%, and 3,615 for sale, down 23.9%.
  3. That tighter supply helps sellers, but a 7.40% mortgage rate, per Freddie Mac, means buyers are watching every dollar.
  4. Price it right and buyers are still there.

One thing to keep in mind: these are ZIP-code-wide numbers. One street can read very differently from the whole ZIP. A block with newer homes, a different school zone or a particular view can move faster or slower than the averages above.
