Primary market sales rose as inventory fell
Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 2,446 homes sold across the Primary market in the three months ending August 31, 2026, up 13.1% from the same months of 2025. At the same time, homes for sale fell 23.9% to 3,615. More buyers, fewer choices. That shifts the balance, and it shows up in how homes are priced and how long they sit.
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. That is not a small number. Yet buyers kept moving. Pending sales across the Primary market reached 2,299 in the same period, up 5.6% from a year before, according to the Real Estate Data Aggregator. Demand held even with borrowing costs where they are.
New listings across the Primary market came in at 2,302, down 4% from the same period last year, per the Real Estate Data Aggregator. Fewer fresh listings plus falling total inventory means sellers are not flooding the market. That keeps pricing from sliding too far, even where individual ZIP codes saw prices dip.
How each ZIP code read in the three months ending August 31, 2026

Days on market ranged from 55 days in Fort Myers 33967 to 143 days in Naples 34103, according to the Real Estate Data Aggregator. That is a wide spread, and it matters for how you price or what you offer.
